A two-phased project designed to attract tenants

Tricorn House is a 150,000 sq ft, 12 storey office tower on the outskirts of Birmingham city centre. Woodhouse carried out a comprehensive design and remodel of the front of house areas to create an entirely new entrance journey.

Tricorn Studios required an office design and fitout to create three independent ready to let spaces. They wanted a ‘plug and play’ type design, allowing prospective tenants to lease the space and start work immediately. The spaces were finished to Cat A so they needed a design and fitout to facilitate the next stage and achieve ‘Let Ready’ status.

Improved amenities

Removal of an existing mezzanine has created a double height reception area as a “grand hall” concept, housing a café and eating area.  Double height seating pods combine with a small mezzanine as a striking feature and fun breakout space.  A hot rolled steel reception desk provides an architectural focal point with this use of raw materials.

The basement has been fitted out as a gym with exposed soffit & services, a large selection of equipment, aspirational graphics and bright colours to overcome the lack of daylight. A dedicated room provides quiet space for prayer and contemplation.

A 'Let Ready' solution

Lifts from reception lead to the 9th floor, on which the Tricorn Studios are: the small ready-to-go offices for smaller occupiers. The landlord required an office design and fitout to create three independent ready to let spaces. They wanted a ‘plug and play’ type design, allowing prospective tenants to lease the space and start work immediately. The spaces were finished to Cat A so they needed a design and fitout to facilitate the next stage and achieve ‘Let Ready’ status.

You are welcomed to the Studios by a green feature wall, highlighting the Tricorn Studios logo. The space then divides into three workplaces. Each one has natural light seeping through to a spacious, open-plan office. The workstations are ready to go with all equipment in place. Additional environments have been created for collaboration and to ensure maximum productivity, including meeting and breakout space. The Studios feature a clean aesthetic with exceptional attention to detail, delivered to a tight timescale.

The reception, café and gym facilities within the main Tricorn House support the Tricorn Studios to create a workplace destination by increasing access to amenities that will benefit employee wellbeing.

Project summary

The project was carried out within this large occupied building, keeping it fully operational and limiting disruption for the 1500+ people in this building. The finished space enables Tricorn House to attract the best tenants as a spacious, high specification workplace.
