Project overview

Woodhouse were engaged by Columbia Threadneedle Investments to refurbish a 27,000 square foot space in Building 2000, Cambridge Research Park into a more attractive and sustainable environment. The project involved works to both interior and exterior elements to enhance the building's appeal and functionality, making it more a more lettable asset.

A key challenge of this project was working in an occupied building, however by close collaboration with both the client and the occupants and completing disruptive works out of hours, the Woodhouse team were able to complete the refurbishment without any major disturbance to the tenants.

A great first impression

One of the main areas of work was on the reception area. The look and feel of the reception area has been much improved through our enhancements; by introducing timber panelling with feature lighting, soft seating, modern lighting and biophilia. The ground floor WCs have been revamped, including a new shower and more modern interiors. We also made improvements to the exterior of the building, primarily through spraying the blue window frames a more contemporary anthracite. Altogether, the works have created a much more welcoming first impression for both tenants and visitors alike.

Flexibility

The ground floor was refurbished to a Cat A standard, a blank canvas for either a single tenant or reworked to house multiple tenants. Both these areas were designed and built including infrastructure ready for the addition of tea points, offering easy customisation and flexibility for future tenants.

Sustainability

Another key part of the refurbishment was improving the mechanical and electrical systems throughout the building, including installing new HVAC systems, energy-efficient lighting and integrating IBOS Smart Building Platform - a system that allows for advanced monitoring and control of building operations, further enhancing energy efficiency and occupant comfort. All this has resulted in raising the EPC rating from an E to an A, and achieving BREEAM 'Very Good' - a fantastic achievement!

The strategic design and refurbishment of Building 2000 has transformed it into in a modern, sustainable and highly attractive space within Cambridge Research Park - a desirable commercial property in a key location. The improvements have not only enhanced the building’s aesthetic appeal but also significantly upgraded its functionality and sustainability, successfully creating a space that is more appealing to potential tenants, and ultimately making it more lettable and valuable to Columbia Threadneedle Investments.
