Mirroring the idea behind '15-minute cities'

In recent years an urban planning concept called the 15-minute city has emerged, in which most daily conveniences (for example work, shopping, education, healthcare and leisure) can be reached by a 15 minute walk in the cities, to promote a more sustainable way of life. The same idea can be translated into the workplace - by pulling as much of those conveniences into the building itself, you are creating your own little city and making it a more attractive place for the tenants to be.

Since the Covid-19 pandemic, people have realised they can work nearly anywhere, so they will be considering other factors when they choose to commute to the office. Thus, tenant amenities are growing increasingly more important in today's market, and by looking for opportunities to strategically upgrade office building in ways that will drive employee return, you will set yourself apart from the competition and attract high-quality tenants that are willing to pay for an exceptional experience. Listening to the tenants

The first thing the tenant will be thinking about, is 'how can we make a seamless transition to working in the office as opposed to working at home?' Some key aspects to consider introducing would be:

  • Community & outdoor spaces - Both indoor or outdoor community spaces encourage socialising and collaboration, and provides somewhere for tenants to meet clients in an informal area
  • Health & wellbeing - a space for people to work out in is a major attraction. To go the extra mile or improve an existing gym, transform the space into something more like a health club with additional team sports areas
  • End of trip facilities - The inclusion of areas such as cycle stores, showers and changing rooms serves to promote sustainable and inclusive practices
  • Common conference rooms - As tenants seek to downsize, one of the first spaces to be cut is large conference rooms. Landlords could provide flexible rooms with adjustable partitions to suit differing needs
  • Coworking spaces -  People aren't don't like being tethered to a desk at home, and letting people choose where they can work gives them a sense of autonomy by providing some communal soft seating or touch-down areas
  • Alimentary options - Employees have been used to free reign over the snacks and drinks in their homes. Landlords can surpass this, by providing full snack bars, restaurants and a wider range beyond what's feasible for a working-from-home set up

What is best for your building?

The best amenities will be the ones that sets you apart from other similar buildings in your area, but there are other factors that may affect your decisions around what you introduce.

Firstly, every square foot you use for an amenity is a square foot you can't rent out, therefore remodelling of current amenity spaces would be a first option. Several systems can be used to monitor the usage of areas and therefore identify what changes can be made to improve it.

Secondly, look at what is already in the area and seek to offer something different. For example, if there is a large gym already within walking distance, it would be better to introduce a different amenity that is not so readily available.
