Main Purpose:
Managing the practical side of every stage of the build, you’ll work closely with designers, sub-contractors and other building professionals in planning, scheduling and coordinating a project from beginning to end; based on agreed safety, time, cost, and quality standards and objectives. This includes the securing of required permits and licenses and delivery and security of materials and equipment to sites as well as negotiating with, hiring and supervising contractors ensuring worker productivity and compliance with building and safety codes.
Duties and Responsibilities:
- Manage the whole project from Sales Order through to completion and client handover with full Health and Safety responsibility and Quality Control for the site
- Obtain permits and licenses from appropriate authorities
- Planning, scheduling and coordination of each project’s programme of works are completed safely, perfectly, on time, and to client satisfaction
- Ensure all Contract Variations are recorded and communicated
- Determine needed resources (labour, equipment and materials) from start to finish with attention to budgetary limitations
- Negotiation and procurement with sub-contractors and vendors for the project including order scheduling and the accuracy of data on the operations system software
- Hire subcontractors and other staff, allocate responsibilities, supervise and inspect their work, providing guidance, quality control and solving problems when needed
- Evaluate progress and adherence to all health and safety standards and quality standards – daily, weekly and monthly preparing detailed reports
- Ensure frequent and timely communication with the client, attend meetings, present progress, safety and quality reports while keeping accurate detailed notes and maintaining exemplary client satisfaction
- Ensure frequent and timely communication with sub-contractors, vendors and all others involved with the project including internal teams
- Ensure frequent and timely communication with the Operations Director attend meetings, present progress, safety, quality, problems, risks, contract variation and budgetary reports while keeping accurate detailed notes
- Undertake training as necessary to ensure competence in all duties
Qualifications and Skills:
- A qualified project or contracts manager; a degree in engineering, M&E background or relevant field would be an advantage
- Five years’ experience as Project Manager for a respected main contractor or D&B firm with proven experience as a Refit / Refurbishment Project Manager
- In-depth understanding of fit-out and refurbishment procedures, materials and project management principles as well as quality and health and safety standards
- Ability to work in a team alongside sales and design in assisting where projects are still at pre-contract stage
- Excellent organizational, planning and time-management skills so tasks are complete with no loose ends.
- Strong communication skills – for liaising with a wide range of clients, professionals and workers on site
- Excellent leadership and delegation skills with an ability to motivate your team to ensure a high standard of work
- Resilience and problem-solving skills with a strong attention to details – in order to overcome unexpected challenges during the fit-out process
- An ability to make decisions and take responsibility under pressure, so that the project can make consistent progress on the full range of agreed deliverables
- Outstanding communication and negotiation skills with the ability to confidently present project reports clients in person
- Sound commercial awareness – to allocate and manage your budget effectively as well as negotiate with clients and suppliers in order to achieve the project target financials
